Graph displays June, July and August stats. The numbers reflect attached and detached single family homes in the Atlanta Metro Area. All data taken from Georgia Multiple Listing Service on August 18, 2017.

 

  • Single Family inventory is down 22.3% from August 2015.
  • Good news, New Foreclosure numbers have been on a downslide since March and down by 13% from last year.
  • Days on the Market is 73; this number is slightly up since April.
  • Pending sales are up by 11% from last year and pretty consistent to last month.
  • Single Family average price of $271,023 for the month of July is 4% higher than July of 2016.

The Federal Reserve, FNMA, NAR and most economist would suggest rate increase this year to approximately 4.75-5%.  Buyer power decrease by 10% with every 1% interest rate gain.  Buying now is still a good move for buyers even in a low inventory market.

What Should Seller’s do in this Market?

  • Know the price trends. Overpricing is a mistake in today’s market.
  • Be positioned as the best conditioned home.  You will get top dollar this way.
  • Stay positive, It only takes one buyer!

What Should Buyer’s do in this Market?

  • Become the most attractive buyer by being pre-approved for your loan.
  • Be ready to buy, don’t hesitate when you find the right property.
  • Stay positive, the right home is out there waiting for you.

Meet the Page Family!

They say that moving is one of the top five most stressful events in a person’s life.  Well, we are a family of five, all boys under the age of 8.  We moved over 1500 miles across the country, relocated our jobs, schools, sold our home, and had to buy a new home all within a few months.  The stress factor should have been at an all-time high!  What the Pinewood Realty Group team did for us, and what they do best in our opinion, is in the personal connection they offer that helps lift the pressure off the whole home buying process.  They were professional and we felt they understood us and what we were really looking for in a home, in our budget, and in our time frame.  We are so excited about our new home and are very grateful for all of Pinewood Realty Groups service.

Meet Our Preferred Lender, Daniel Aiken!

Daniel is our preferred mortgage lender, he has helped many of our clients mortgage loans. He goes above and beyond any other lender we have worked with in the past. He loves what he does and he puts in long hours to make sure his clients are well taken care of. Dan has been originating mortgage loans on the Southside of Atlanta for the past 31 years. Although he has been the top VA loan officer in Atlanta for most of those years, he is also well versed in Conventional, Jumbo, FHA, USDA, and Investor loans. His office is conveniently located at Hwy 54 & Hwy 74 in PTC in Westpark Walk.

 

One of our Realtors, Katelyn Duke, recently sat down with Dan for a Q&A session.

 

 

You have been originating mortgage loans for over 30 years, can you share with us how you have been able to continue being a top VA loan officer for most of those years?

My business model is to get everything up front and the rest of the process goes smooth as glass after that. My favorite quote is “Hard work puts you where good luck can find you”. The harder I work in this world the luckier I get. 

 

What is your approach with clients?

I suppose my approach is to be friendly and to put people at ease. I know the process can be very stressful and I have a lot of empathy. I truly love what I do and I hope to still be doing what I’m doing twenty years from now. 

 

What has helped you stay successful in this industry for over 30 years? What would you share with our clients about your secrets to success?

Communication is key and when my clients have questions I’m available all hours day and night even on weekends. I don’t really have office hours. I have fielded many phone calls and have taken complete loan applications on fishing boats. Fishing seems to bring me a lot of luck, you have to be there when they need you.

 

What is the greatest value you bring to the table?

My greatest asset is my team. My wife Karen has 30 years in the industry on the closing attorney side and as a closer on the lender side. She is the best of the best when it comes to the front end of the process and when we get into closing mode. My processors Natashia and Stephanie both have many years in the business and are the top producers in our region when it comes to transaction units. I KNOW I have the strongest team around. They make me look very good.
