Meet Scott Asano

Scott Asano Photography is one of our preferred photographers. After we have staged a house, you can find Scott working hard capturing photos that will catch a buyers eye. Scott loves what he does and you will feel that with each moment he captures.

Memories are made in one moment in time.  My passion is to document these moments to last a lifetime.  Each photograph is a small piece of a bigger story.  I’m a storyteller.

Photography has been a lifelong love.  I remember taking photos on my dad’s Polaroid SX70 as a kid while on summer trip with my family.  I vividly remembering watching an image I took appear on the first print I made in my high school darkroom.  I guess it has always been a part of who I am.  At times, I’ve forgotten that… But have been fortunate enough to rediscover it along the way.  And now, I get to document so many different aspects of life with my camera.  

One of my favorite photographers, Gordon Parks, once said “The subject matter is so much more important than the photographer.”  I couldn’t agree more.  It’s people, the places, the fractions of time I get to capture that mean so much.  Photography is unique in that, if done right, can take you back to the very moment the image was made and allow you to remember the location, the people you were with, the things you were feeling.  To be able to share this with others is powerful.

As a photographer, I’ve been allowed opportunities to witness some incredible moments with some incredible people.  It is truly a gift that I love to share with others.

So, How’s the Market?

September 2017

 

  • Listing inventory is 10% lower today than 12 months ago.
  • The average price of a home in September 2017 has increased 10% since September 2016.
  • Average days on the market is down 9.2% of 79 days on the market. This statistic is very price sensitive as $250,000 homes and below are moving significantly faster than $1.5M homes. Know your price range to better predict the time on the market.
  • The number of homes under contract has decreased for the first time since June 2017 at 3.2% from one year ago.

 

 

What Should Sellers Do in this Market?

  • Condition, condition, condition. As prices have risen, the buyer pool is expecting upgrades and better conditioned homes for decor and mechanicals. Before entering the market place, improve the basic areas of the kitchen, bath and service mechanicals of the home.
  • Do not get overly aggressive with your price as the home will still need to appraise. It is better to get a fair market value price quickly than try to wait on the market and negotiate to a lower target. This will reduce buyers to your home.
  • Remove any barriers to sale, by getting pre-approved for your next home before you put your current home on the market. The mental security in knowing you can purchase your next home gives you a better negotiating position when selling.

What Should Buyers Do in this Market?

  • Absolutely, positively be pre-approved for purchasing. Do not change your financial position during the buying process as loan approval is checked and re-checked right up to closing on your new home. In other words, do not quit your job or go out and purchase a big ticket item before closing.
  • With the prediction of less appreciation in price over the next 2 years, try to gather enough money for a 20% down payment if possible. This will reduce your payments as to eliminate the use of mortgage insurance and will insulate your purchase price in the event you choose to sell in the next 3 years.
  • Consider pre-paying your principle or going to a 15-year mortgage. Creating a scenario of more equity will give you more flexibility down the road.

September Update

September has been a busy month for the Pinewood Realty Group! We love engaging with the community, giving back and getting our hands dirty. Check out the photos below to see what we have been up to this month!

 

The Pinewood Realty Group had a booth at the North Fayette Elementary Fall Festival. We loved meeting the staff, students and families while having a drawing for a family fun night!    We love getting out in the Fayette County community and meet so many residents.

 

 

This past weekend we started renovation on our new office building, perfectly situated on Lanier Ave and Hickory Ave in Fayetteville. To kick off the project, we got our hands a little dirty during demolition day. We partnered with Hammertime Home Services, a local construction company and they let us take a swing at knocking out a few cabinets, walls and shelves during demolition.

Save Money through Energy Efficiency

Everyone is always looking for ways to cut back on spending. Here are some tips on how to efficiently use energy in your home, and to lower the cost of your utility bills!

 

1)   Change light bulbs to energy efficient light bulbs

While energy efficient light bulbs cost more, they will save you money in the long run – and they are better for the environment!

2)   Reduce the amount of water usage

  • Don’t leave the faucet running when you brush your teeth – it can save you thousands of gallons of water a year!
  • Take shorter showers
  • Fix any leaking faucets. A leaking faucet can waste thousands of gallons of water a year
  • Use a watering can to water your plants rather than an outdoor hose

3)   Heating and air-conditioning

Unnecessarily using your AC is a major energy-waster. Closing the curtains is a great way to keep the outside temperature out. Placing a chair or other item of furniture against the window can help eliminate gaps where your home’s heating or air conditioning may be escaping.

4)   Program your thermostat

You can set times of day that you want the heat or air conditioning to run, preventing it from running frequently while the home is empty during day time hours.

 

5) Unplug electrical devices

Small electronics consume energy even when they are turned to stand-by or off position. The energy you could be saving by unplugging these items is substantial.

At Pinewood Realty Group, we love home-staging – it is the most fun and creative part of our job! It’s where we get to put all of our HGTV ideas into action, and we get to help our sellers create a welcoming and stunning presentation of their home.

Many realtors don’t have the experience or see the value of staging a home for sale. But at Pinewood Realty Group, we consider staging one of our most powerful and effective tools in marketing a home for sale. The presentati­­on of a home makes a monumental difference in the number of days on the market and offer prices. When staging a home for sale, we are creating a welcoming environment that buyers can picture themselves living in.

It can often push buyers to prefer ­­one house over another. If two homes are comparable in size, price and location, and one home is clean, clutter-free and well-staged it is more likely to receive an offer than a home that is chaotic and cluttered. Staging is not about hiding or masking flaws of a home. Rather, it is about playing up the positive features of the home and making them desirable. It is about painting a picture for buyers of how they can use and live in the home. It is about providing a vision for all that the home can be.
